This houses are located on a hill above the Guatemala City valley. The analysis of zoning and building regulations resulted in a few square meters for each residence. The problem was the amount of open space required by this regulation within each batch, as it leaves more space for a house of 300m2 with three levels. Designers raised an intriguing solution, leaving a small green area within each field, which was permeable and located next to the parking lot; they generated a green terrace on the same space. This simple interpretation of the green areas gave the project the necessary profit.
The benefit obtained by each residence with the above solution was to not only have a beautiful green terrace outside the living room and dining area but also a fourth level was avoided.
The architectural concept was always to exalt the views of the city, allowing lighting inside the house . However, because the color and texture of interior finishes and facade, the developer took a long time to accept the daring design proposal by Studio Domus. Finally realtors saw the renderings and were fascinated.
The result was a condo that is distinguished from the rest which only use red brick, opening new tones to the number of residences in this city. The project has a refreshed architectural style, achieved with the combination of gray and white stone facades.
Each fachaleta stones were carved by hand, achieving a unique artisanal effect. The use of glass in large windows and outdoor balconies cold give a modern style that is softened with vegetation that surrounds this dynamic project.
